Access Statement

    Access Statement – Walker Ground Barn

    This statement describes the access, procedures and facilities at Walker Ground Barn so the guests may ensure our property is suitable for their requirements.

    Due to the age and layout of the property we have various access restrictions and may not be suitable for persons with certain requirements.

    Therefore any guest who has special requirements or is accompanying or booking on the behalf of a guest with disabilities/ limited abilities/special requirements, is asked to contact us prior to making a reservation to ensure we are able to meet their needs and expectations.

    The Barn which was converted in the 1980’s into a holiday let, is attached to our house which dates form the early C17th . It has been altered many times over the years, and is now on several levels, therefore we have some access restrictions.

    We wish your stay with us to be as comfortable as possible, therefore please ensure we are aware of any special requirement you have prior to arrival. Do not hesitate to ask if you have any concerns about access or there is anything that you require.

    1) Access to The Barn

    We have a large car park at the front of the house surfaced with gravel. The surface is uneven in places. During the hours of darkness there are no nearby streetlights and the car park and outside lighting is minimal.

    Guests can be dropped off within 1 metres of the front Door.
    Car parking is within 10 metres from the front Door
    The surface is slate gravel.
    There is a gravel area in front of the Barn with table & chairs.

    2) Accessibility within the Barn
    The standard front door opens directly into the open plan Living Area

    The floor is tiled
    with short pile carpeted area in the Lounge area

    There is a standard doorway then
    3 steps ( height 18 cm width 85 cm ) with no rail leading to the inner hall

    Walker Ground Manor & Grounds

     

    Our house dates from the late C17th and has many original features. It has been altered many times over the years, and is now on several levels. In order to preserve and maintain the character of the property, we have various access restrictions. However our aim is to make our house as accessible as we can, in order that as many people as possible can enjoy a stay in our wonderful home in the English Lake District.

    General Information

    • We do not allow any guest animals in the B&B
    • Breakfast is partially self-service, but by request this can be fully served.
    • Public transport provision in the area is limited – we keep copies of all public transport timetables. The nearest railway station is at Windermere, 12 miles away.
    • Visitor attractions with disabled access can be found by searching on www.golakes.co.uk.
    • Please note most of our paths and walkways are traditional slate flags which are uneven in places and can be slippy when wet.
    • All our rooms are accessed via steps and or stairs and some have additional steps between the bedroom and bathroom.
    • Guest who have any special requirements, should always inform us prior to booking to ensure we are able to meet their needs and expectations.

    Emergency actions

    • The main house is fitted with a full fire alarm.
    • Red call points are situated outside each bedroom and door exits.
    • Action in the event of Fire/Fire Alarm.
    • In the event of a fire please use the nearest call point to activate the alarm.
    • Should the fire alarm sound please evacuate the house by the following routes.
    • Down the main staircase and out of the front door, this can be unlocked via the Yale latch.
    • Or in dire circumstances by opening the bathroom  window and descending the short distance to the lane at the side of the house.
    •  In the event of the fire alarm sounding please ensure that in our   absence, someone has called 999 for the Fire Brigade.
    • The veranda bedroom, which is a single story annex has its own entrance, from the garden and has an audible smoke detector with light.
    • Emergency information can be communicated verbally on request.
    • Please let us know if you have any concerns about procedures.

    Mobility Access

    Access to main house

    • This includes the (First floor) front and rear bedrooms, (Ground Floor) entrance hall, guest’s lounge and dining room/conservatory.
    • We have a large car park at the front of the house surfaced with gravel. The surface is uneven in places. During the hours of darkness there are no nearby streetlights and the car park and outside lighting is minimal.
    • Guests can be dropped off within 1 metres of the front steps. Car parking is within 5 metres of the front steps.
    • There are 5 steps leading into the house (height 17cm) with a handrail on both sides.

    Accessibility within main house

    Conservatory

    The Conservatory is accessed from the lounge via a small shallow ramp, or can be accessed from outside. This requires the ascent of 1 step (height 23 cm) from the car park,  followed by a further three steps (17cm), with single handrail, into the conservatory via double doors. The area around the side and back of the conservatory – 15 metres- is a slate patio. From here the main house can be accessed via the lounge. There is a small shallow ramp into the lounge.

    Dining Room

    The Dining Room is used for breakfast.

    • This has a short pile carpet.
    • Breakfast is served around a large refectory table.

    Breakfast is a mixture of table service and self-service. Please let us know if you have any specific requirements for breakfast.

    Lounge and Entrance Hall

    • The floor surfaces are old polished oak floorboards.
    • The lounge has a large short pile rug.
    • There is a low sofas in the lounge and one high seat chair.
    • The stairs are carpeted with fitted short pile runner.
    • From the hall a flight of 9 stairs (height 16cm) leads to a half landing.
    • There are a further 7 stairs (height 16cm) to the right leading to the front bedroom.
    • There are a further 5 stairs (height 20cm) to the left leading to the back bedroom.

    Four Poster Bedroom

    • From the hall a flight of 9 stairs (height 16cm) leads to a half landing.
    • There are 7 stairs (height 16cm) to the right leading to the front bedroom.
    • The stairs are carpeted with fitted short pile runner.
    • The bedroom floor surface is old polished oak floorboards, with two large short pile rugs.
    • There is a tea tray and cordless kettle in the room.
    • The four-poster bed is slightly higher than the standard bed height.
    • There are two steps down (height 16 cm) from the bedroom into the bathroom with hand rail.
    • The floor surface within bathroom is cushion floor.
    • There is a stand-alone Victorian bath and a separate shower with a tray height of 10cm.
    • Bathroom fittings are standard and support/grab rails are fitted in the shower.

    Garden View Bedroom

    • From the hall a flight of 9 stairs (height 16cm) leads to a half- landing.
    • There are a further 5 stairs (height 20cm) to the left leading to the back bedroom.
    • The bedroom is fitted short pile carpet.
    • There is a tea tray and cordless kettle the room.
    • The bed is of a standard height, and can be arranged either as a super king-size double or twin bed.
    • There is a small step (height 10 cm) up into the bathroom.
    • The floor surface within bathroom is cushion floor.
    • There is a bath and a stand-alone shower with a tray height not exceeding 22cm.
    • Bathroom fittings are standard and support/grab rails are fitted in the shower.

    Access to Veranda bedroom.

    The Veranda room is at the rear of the house and has its own entrance.

    • There are 1 steps (height 23cm) from the car park leading to the slate patio around the conservatory. A vehicle can drive within 1 metres of these steps.
    • From the patio area there is one step (height 12 cm) leading to a traditional rough uneven slate paved area.
    • A further 8 steep steps (height 22cm) lead to the veranda with handrail. These steps are 20 metres from the car park; via a traditional slate flag pathway.
    • Alternatively there is access via the lawn to 5 steps (height 17 cm) at the opposite end of the veranda. (no hand rail)
    • The veranda itself has a wooden surface and there is one further step (height 16 cm) into the room.
    • It is also possible with prior arrangement to access the Veranda via the unmade track (bridleway) that passes up the side of the property and through a gate, there is one step (16 cams) to access the Veranda area. The paved area is traditional slat flags.
    • Please note all the traditional slate flags are uneven in places and can be slippy when wet.

    Accessibility within the Veranda bedroom

    • The bedroom is fitted with a short pile carpet.
    • There is a tea tray and cordless kettle in the room.
    • The bed is of a standard height, and can be arranged either as a super king-size double or twin bed.
    • The floor surface in the bathroom is tile.
    • There is a bath and stand-alone shower with a tray height of 10 cm.
    • Bathroom fittings are standard and support rails are fitted to the shower and bath.
    • The Veranda has a battery operated smoke alarm

    The Garden and Grounds

    • Due to the age and location of the house, there are uneven flags, areas of traditional uneven stone pathways, uneven steps and a small stream and waterfall with fast running water, therefore care must be taken at all times

    Hearing Impairment

    Accessibility for people with hearing impairment

    • All rooms have a Smart  TV
    • Guests are always shown to their rooms, and everything about the room explained to them. However, all the information about the house is contained within a folder in the room

    Sight Impairment

    Accessibility for people with sight impairment

    • A magnifying sheet and glass are available in the lounge.
    • Additional lighting for all rooms is available on request.
    • Guests are always shown to their rooms, and everything about the room explained to them. All the information about the house is also contained within a folder in the room, and this can relayed to guests as required.
