This converted traditional Lakeland stone barn is situated in a picturesque rural location at the end of a small lane and next to the bridle path to Grizedale Forrest.It is only a 5 minute walk into the village of Hawkshead, which is a pleasant walk either down the lane, or across the field and through the churchyard.Hawkshead is a beautiful village of historical interest. It has a small supermarket and a section of independent shops.  There are three Pubs in the village and a selection of cafes.The Barn is comfortably furnished and well equipped to ensure a ‘home from home’ with everything you need to enjoy your self catering experience. The views from the large front bedroom are stunning.

There is a supply of maps and information on local attractions available to guests, As there are many leisurely walks from the door and direct cycle access to the numerous mountain biking trails in Grizedale Forest. Nearby Esthwaite Water also offers fishing and there are many interesting places to visit including Beatrix Potter’s home Hill Top & The Gallery. Ambleside, Coniston,Windermere & Bowness are just a short drive or ferry ride away.

Front Entrance opens into an open plan living area.

Kitchen/Lounge Kitchen Area with Oak doors and Lakeland Slate worktop. Electric Oven, Dishwasher, Fridge Freezer, Microwave. Dining Table & Chairs. 2 x two seater settees, Smart TV & DVD player. 14’ x 11’ 2” (155 sq ft)

From Kitchen/Lounge door head up 3 steps to the Inner Hallway

Inner hall with Washing Machine, Tumble dryer and staircase to 1st floor.

Bathroom  on the Ground Floor with large P shaped bath with shower, Wash basin and WC.                     8x 8′(64sqft)

Stairs up to two bedrooms, both having vaulted ceilings with exposed beams.

The Master bedroom, is a large room with feature window and fantastic views towards Latterbarrow, Super King sized Bed  ( twin on request) there is also a sitting area with sofa,  & TV  17’ x 11 (192 sq ft)

The Twin Bedroom ( can also be Super king on request) has pine furniture and has views across the fields.  10’6 x 10’2 (106 sq ft).

There is also a separate WC and Washbasin on this floor.

Pets :  We accept one well behaved small/medium sized dog, subject to an additional charge of £5 per night. Please note, your dog must be on a lead at all times outside on our property as we have free range hens in the open garden & alpaca’s in our field.

Bedlinen, Towels and Bath House Toiletries are provided.

Outside:  Room to sit outside at the front of the Barn with garden table and chairs provided, please note children must be supervised at all times and the area is not enclosed.

Parking onsite and Cycle storage.

Our Bed & Breakfast is just next door and we will make you welcome on your arrival.

A  £100 deposit is require to secure a booking and balance due 4 weeks prior to arrival date.

Our prices do not include holiday insurance, therefore we strongly suggest you ensure you have insurance cover to meet your needs.

Our rates include heating, electric and hot water generated by our biomass system.

We are unable to allow the charging of electric cars.

If you require an access statement, please request prior to booking.

Due to the nature of the property we are not suitable for guests with limited/restricted mobility.
